Terms of Service

These terms govern your access to and use of StrategemOps, the homebuilder intelligence platform operated by Strategem LLC (“Strategem,” “we,” “us”). They add to, and where they differ they control over, Strategem’s company terms of service. By signing in, you agree to them.
1. What StrategemOps is
StrategemOps is an information and benchmarking tool for people who buy, sell, develop or finance residential land and for those who study the homebuilding industry. It organizes figures that homebuilders have themselves reported or advertised, and presents them alongside our own analysis.
2. Not advice
Nothing in StrategemOps is financial, investment, tax, legal, appraisal or valuation advice, and nothing in it is an offer, solicitation or recommendation to buy or sell anything — securities, land or otherwise. We are not your broker, adviser, appraiser or fiduciary.
The figures are for directional use only. Decisions you make after reading them are yours alone, and you are responsible for your own due diligence and for obtaining professional advice before acting.
3. Accuracy and completeness of the figures
Figures in StrategemOps are drawn from public reporting and publicly advertised information. They are not audited by us, and we do not independently verify them. Coverage is limited to the public homebuilders we track; private and regional builders are not included, and no screen should be read as showing a whole market.
Information is collected periodically, so what you see reflects the most recent reading rather than the state of the market at this moment. Sources change their own disclosures, restate prior periods and withdraw information without notice. We make no warranty that any figure is accurate, current or complete.
4. The analyst
The analyst answers questions about data already held in the platform, in writing or by voice. Its answers are generated by an artificial-intelligence model and may be wrong, incomplete or misleading. It describes what the data shows; it does not advise, and any conclusion it draws is subject to section 2 above.
Some of its figures are inferred from a cost model we maintain rather than reported by any builder. Where that is so, the answer says so, and those inferred figures are estimates — not something the builder published.
Your questions, and any audio if you speak to it, are processed by a third-party AI provider on our behalf so that an answer can be produced. See the Privacy Policy.
5. Your account
Access is by invitation and is personal to you. You agree to keep your sign-in codes confidential, not to share your account or let anyone else use it, and to tell us promptly at strategemopssupport@strategem.pro if you believe someone else has access to it. You are responsible for everything done through your account.
6. Acceptable use
You agree not to:
- resell, republish, redistribute or otherwise make the platform's contents available to anyone outside your organization;
- scrape, crawl, bulk-export or systematically copy the platform, or use automated means to access it other than features we provide;
- reverse engineer the platform, or attempt to derive our data collection or analytical methods from it;
- use it to build or train a competing product or an AI model;
- probe, disrupt or attempt to gain unauthorized access to the platform or the accounts of others; or
- use it in breach of any law, or in any way that misrepresents a figure as audited, verified or endorsed by us.
7. What you put in
You keep ownership of everything you enter — the parcels you save, their locations and names, and the questions you ask. You grant us only the permission we need to store that content, operate the platform and provide it back to you.
8. Our intellectual property
The platform, its design, its analysis, its models and the way it organizes and presents information are ours or our licensors’. Figures a homebuilder itself reported remain that company’s. Your access gives you no ownership of any of it.
9. Access, fees and changes
Fees, term and renewal, where they apply, are set out in the written agreement or invitation under which you were given access. We may add, change or withdraw features, and we may change these terms; if a change is material we will say so through the platform or by email, and continuing to use StrategemOps after that means you accept it.
10. Suspension and termination
We may suspend or end your access if you breach these terms, if your agreement ends, or if we need to protect the platform or other users. You may stop using StrategemOps at any time. Sections 2, 3, 8, 11, 12 and 13 survive the end of your access.
11. No warranties
StrategemOps is provided “as is” and “as available,” without warranty of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy or non-infringement. We do not warrant that it will be uninterrupted, secure or error-free.
12. Limitation of liability
To the fullest extent the law allows, Strategem is not liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost opportunity, lost data, or the cost of any transaction you entered into or declined, arising out of or relating to StrategemOps — even if we were told such damages were possible.
Our total liability for all claims relating to StrategemOps will not exceed the greater of the fees you paid us for it in the twelve months before the claim arose, or one hundred US dollars.
13. Indemnification
You agree to indemnify and hold harmless Strategem LLC, its members, officers, employees and agents from any claim, loss or expense — including reasonable legal fees — arising from your use of StrategemOps, your breach of these terms, or a decision you or anyone relying on you made using it.
14. Governing law
These terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules. The state and federal courts located in Dallas County, Texas have exclusive jurisdiction over any dispute arising out of them, and you consent to venue there.
15. General
If any provision is found unenforceable, the rest stays in force. Our not enforcing a provision is not a waiver of it. These terms, together with any written agreement under which you were given access, are the entire agreement between us about StrategemOps.
